  • Standard commercial (2" polyurethane): 24-gauge exterior steel, 24-gauge interior steel, injected polyurethane foam core. R-value 12–17. The baseline specification for most warehouse and industrial applications. Rated for continuous commercial duty.
  • Heavy commercial (3" thick panels): 24 or 22-gauge steel facing, polyurethane core. Significantly greater rigidity and dent resistance. Specified for high-traffic loading dock doors and food processing facilities where forklift proximity is a daily reality.
  • Wind-rated commercial doors: California building codes — particularly in coastal and high-wind-exposure zones — require doors to meet specific windload ratings. Wind-rated commercial sectional doors carry ASCE 7 compliance certification and are required on new commercial construction in many Los Angeles County and Orange County permit jurisdictions.

Commercial Door Hardware

Commercial sectional doors require heavier hardware than residential systems:

High-Speed Door Types

  • High-speed fabric roll-up: The most common type. A reinforced PVC or fabric curtain rolls onto a drum above the opening at high speed. If impacted by a forklift, the curtain deforms and re-rolls — self-repairing. No structural damage. Cost: $3,500–$12,000 installed.
  • High-speed rigid panel: Aluminum or steel panel sections that stack rapidly above the opening. Higher security than fabric; specified for exterior applications with security requirements. Cost: $8,000–$25,000+ installed.
  • High-speed roll-up insulated: Insulated fabric curtain for cold storage applications. Higher cost premium due to thermal performance requirements.

Fire-Rated Doors

California's CBC (California Building Code) requires fire-rated door assemblies in a wide range of commercial applications — any opening in a fire-rated wall assembly, between occupancy types, in corridors serving occupancies, and in garage-to-living-space transitions on commercial mixed-use projects.

Fire-rated commercial overhead doors are available in 20-minute, 45-minute, 60-minute, 90-minute, and 3-hour ratings. The door must be paired with a UL-listed operator with a fusible link that releases the door to close automatically in the event of a fire alarm or high-heat condition.

Rolling Steel Doors & Coiling Doors

Roll-up steel doors — also called coiling doors — store the door curtain on a barrel above the opening rather than on overhead tracks. This makes them the appropriate specification when headroom is extremely limited, when a traditional sectional door's horizontal track would obstruct overhead equipment, lighting, or HVAC, or when the opening size exceeds what a sectional door can practically span.

Coiling Door Types

  • Sheet curtain: Continuous sheet of corrugated steel. The baseline coiling door — secure and economical. Specified for storage units, retail storefronts, and basic security applications.
  • Slat curtain: Interlocking curved steel slats. The standard commercial and industrial coiling door. Sturdier than sheet curtain, better resistance to impact and forced entry.
  • Insulated slat: Slats with foam-filled or rubber-filled interior cavity. Reduces sound transmission and provides thermal benefit in conditioned spaces.
  • Stainless steel curtain: Specified for food service, pharmaceutical, and marine environments where corrosion resistance is critical.
  • Service door (smaller gauge): Light-duty coiling doors for convenience stores, pharmacies, server room access, and similar applications.

Loading Dock Equipment

A loading dock is a system, not a single component. The overhead door, dock leveler, dock seal/shelter, and bumpers must work together to create a safe, weather-tight, and efficient loading interface.
